Precision at Every Step: DEAR Architects Realize the Kreuz Panorama Apartments
The Kreuz Panorama Apartments in Riffian are now complete – a residential ensemble that harmoniously blends historical heritage with modern architecture. The project was developed by Pohl Immobilien, while DEAR Architects provided the design, oversaw the architectural implementation, and managed the construction supervision under Christian Hillesheimer.
Christian Hillesheimer coordinated the construction site on location, supported by an experienced planning team. Together, they delivered a project that, in terms of scale and complexity, set new standards for DEAR Architects.

The team’s goal was to translate DEAR Architects’ designs into built reality with precision and within the agreed timeline – in close collaboration with Pohl Immobilien.
Historic Heritage as the Starting Point
At the heart of the project is the Kreuzwirt building, protected as part of a historic ensemble and serving as the architectural foundation.

The renovation presented particular technical challenges: while the façade was preserved, the entire interior was rebuilt – a delicate balance between preservation and innovation, made possible by close cooperation among structural engineers, the construction company and the site management.
Planning, Precision and Teamwork
Detailed planning was overseen by architect Annika Bosetti, who meticulously produced all construction drawings and design details.

Bosetti explains how the design concept was shaped by the existing structure:
“The historic Hotel Kreuz and its barn define the streetscape and were transformed into a central building element. As the entrance gateway to the new residential complex, it anchors the project within the village and creates a transition between history and the present.
The site was terraced, and three new buildings were positioned on the upper level, enclosing a calm, car-free courtyard. This courtyard forms the heart of the development: a protected green meeting space that connects old and new.
The commercial units along the street level bring vibrancy to the neighborhood and contribute to an open and lively community.”

Close coordination between planning, construction management and specialist trades ensured that the vision became reality step by step.
Construction Site Organization and Technical Implementation
The construction site was complex: two underground floors with parking spaces and a grocery store required extensive excavation – a total of 50,000 cubic meters of material, including 20,000 cubic meters of rock. In close consultation with the municipality, the works were carried out carefully and with minimal disruption.
“One day we carried out a few blasting operations; the rest of the day remained relatively quiet – for Riffian it was a major project, but one that was well integrated into the community.”

The team also coordinated the direct involvement of the buyers – a unique aspect of the project:
“In commercial projects, there is usually only a single contact person. Here, we had many individuals, each with their own wishes. It was challenging, but also very enriching.”

Today, the Kreuz Panorama Apartments are ready for occupancy. Hillesheimer and his team are proud of the result:
